Actor Garrett selling Hidden Hills home

Brad Garrett, best known for his Emmy winning performances in a supporting role as brother Robert in”Everybody Loves Raymond,” has just listed his Hidden Hills estate for $9,495,000.The 10,300 square-foot property has six bedrooms and 8.5 baths. Located on 1.2 acres of land, the home also includes a home theater, gym, wine room, guesthouse and six-car garage.

A native of Southern California, Mr. Garrett is also known for his voice-over work as “Casper the friendly ghost” as well as his new role on the Fox Network series, “Til Death.”

The property is listed with Marc & Rory Shevin of Coldwell Banker PREVIEWS International.

The listing was reported on the market by The Los Angeles Times syndicated columnist, Ruth Ryon.

Monterra and Tehama

More than a century ago, Robert Louis Stevenson was inspired by the cypress-covered cliffs and bleached sand beaches of the Monterey Peninsula to write Treasure Island. Over the weekend I discovered that treasure still remains nearby, with the developments of Monterra and Tehama.

I attended a Monterra press trip to see this California development first-hand. Many communities are touting themselves as green these days, but extraordinary lengths were taken here to preserve the natural setting of rolling hills and open meadows with California live oaks and Monterey pines. Roads were built around the trees. The trees that had to be removed were replanted elsewhere or “potted” to be used later for landscaping. Deer, wild turkeys and quail are abundant. Curbs are few because the baby quails can’t make it up the curbs! Only 168 estate homesites are offered on 1,700 acres– you cannot see the homes from the road. Driving through, you get the sense you are in a state park, not a housing development. Plus, Monterra’s location–a few miles inland and with a higher elevation–leaves it above the fog line and with warmer temperatures than usually seen in Monterey.

The developer, Roger Mills, has an extraordinary success story that began with his brother taking a job with a produce company. Eventually, he found himself selling 2,000 acres to Clint Eastwood, who is now developing 90 homesites within the adjacent Tehama community with the same environmental sensitivity.

Affluent LA zip codes continue to soar!

While the rest of the country braces for price correction, several affluent Los Angeles zip codes continue to enjoy unprecedented appreciation in median prices as well sharp increases in price per square foot.According to figures provided by Data Quick Information Systems forThe Los Angeles Times, Beverly Hills 90210 has a median home price of $4.3 million. That’s a 46% increase year over year and $920 per square foot! Encino’s 91436 zip code saw the median price swell to $1.8 million for an 18.4% increase. The price per square foot is now $439.

Hermosa Beach, one of the more affluent seaside communities south of busy LAX saw the price per square foot increase to $756. Manhattan Beach’s 90266 is now $733 a square foot while the median price in Redondo’s 90277 is now $1.2 million or $639 per square foot.

Pacific Palisades (90272) is now $780 per square foot while neighboring Santa Monica (90402) now boasts a median home price of $2.5 million or $1,079 per square foot.

Always pricey Malibu (90265), just north of Santa Monica now claims a median home price of $2.5 million which represents a 29.9% increase year over year and a price per square foot of $1,016!

Palm Desert estate causes controversy

The Los Angeles Times reported today how the $30 million dollar estate property of publishing executive Duane Hagadone has upset area residents who view the 64,000 square foot residence as “a monstrosity.”The main gripe about the property currently under construction is that some feel it takes away from the natural beauty of the mountains and desert just north of San Diego County and east of the San Bernadino National Forest.

Living Large seems to be the catch phrase of Mr. Hagadone who owns a 205-foot yacht named Lady Lola and has also constructed the world’s only floating 18-hole golf course!

Hagadone left college to sell ad space for a Coeur d’Alene newspaper where his father served as publisher. Mr. Hagadone would later extend his publishing holdings to eighteen different newspapers, magazines and publications.

To his credit, Mr. Hagadone has spent $700,000 to make the estate less noticeable and more in tune to the environment of Summit Cove region.

The estate is part of the exclusive Bighorn development which includes many celebrity residents including television host Mary Hart.

While the home is twice the size approved by city officials, the property does have its supporters.

One local resident compared the property to the one built by the late Bob Hope and said he was “proud to have it my community.”

Are Zestimates Appraisals?

Inman News is reporting that the Arizona Board of Appraisal is trying to prevent Zillow.com from providing Zestimates of Arizona properties. The board claims the values are appraisals as defined through the Uniform Standards of Professional Appraisal Practice. Zillow’s site states in several places that its Zestimates are not appraisals, but some real estate agents and appraisers have criticized the accuracy of Zestimates. Zillow is refusing to acknowledge cease and desist orders, so it will be interesting to see what happens here.www.inman.com/inmannews.aspx?ID=62862 (subscription required)
