$9 Billion Realogy Deal Moves Forward

Big news today in the real estate world: Realogy’s shareholders approved a buyout of the real estate giant by an affiliate of private-equity firm Apollo Management L.P. The deal is worth about $9 billion. Realogy owns Coldwell Banker, CENTURY 21, ERA and Sotheby’s International Realty. Realogy first announced the acquisition in December. Unique Homes first reported the deal in its February/March issue.

Ultimate Homes hits newsstands!

The 2007 edition of ULTIMATE HOMES has now hit the newsstands and is the best effort to date!

This annual edition lists and ranks the top 1,000 residential properties on the market including four properties valued over $100 million dollars! Those properties are located in Aspen, Lake Tahoe, Florida and Big Sky, Montana.

The most expensive is a home currently under construction at The Yellowstone Club. According to sources it has a helicopter pad and private ski chalet that takes you directly to the mountain.

Bell Ranch’s Hacienda of 10,382 square feet

Bell Ranch in New Mexico is now the the fifth U.S. property to join the $100 million price club. This sporting and conservationists’ paradise, with an amazing 250,000 acres, adds a landmark ranch to this eclectic group, which includes a Palm Beach oceanfront estate, a casually elegant Lake Tahoe retreat, a ski in/ski out mansion in Wyoming, and a self-sufficient “kingdom” in Aspen. Listed for $115 million, according to Orvis/Cushman & Wakefield Ranch and Recreational Properties (http://www.orviscw.com), the ranch not only has a working cattle operation, but a 8,200-foot lighted airstrip, its own zip code and a casino, but a storied history playing host to Hollywood legends like Clark Gable and Roy Rogers. I guess the only question now is, what’s next?

Let’s talk luxury real estate!

Hundreds of the top producing agents in the United States and abroad rely on Unique Homes Magazine to reach the most affluent consumers currently in the market to make a luxury residential purchase.

These agents are the real experts of the market. In the trenches formulating complex deals in a correcting market, I’m hopeful we can create a dialogue that attracts the interests of these individuals as well as the consumers who rely on there expertise to make these transaction become a reality.

With hundreds of agents, brokers, developers, brand managers, CEO’s and owners all using our publication as a crucial component of there marketing message, we also bring to life thousands of listings on the market that range anywhere from a Hilton Head condo to a Bel-Air gated estate and everything in between!

One of the more important functions of working with agents is to attend many of the industry’s important conventions and trade shows. Over the last several weeks, I had the chance to attend both the IBC (Coldwell Banker International Business Conference) in Las Vegas as well as the The Prudential Convention held in the Gas Lamp quarter in historic downtown San Diego.

Both events afforded me the opportunity to speak with dozens of agents and to talk about the business of the luxury segment. In most cases, agents talked about a correcting market while still enjoying unprecedented appreciation in homes prices and a strong selling environment.

At IBC, Unique Homes cosponsored the PREVIEWS International Property Tour with The Wall Street Journal. At that event, I spoke with a top producing Los Angeles agent that was working hard on securing a $100 million plus listing!

Should this listing come to market, it will become the 6th residential property to be listed at $100 million or more! It would become the highest priced listing in the history of the PREVIEWS program!

Coldwell Banker PREVIEWS continues to dominate the market in so many key markets including the state of California where most of the million dollar plus inventory exists. It will be interesting to see if the red hot appreciation we’ve witnessed most of the decade will cease, or will California continue to lead the country in overall, price appreciation.

The Prudential Convention was another venue to talk real estate. I had the opportunity to meet with Susan Antal, the new Marketing Director for the PREA brand. A former associate of Unique Homes, it was great to see Susan and discuss the changing dynamics of the business.

The number of attendees were estimated at nearly 5,000, an impressive number of real estate professionals all gathering under the Prudential brand.

In the coming weeks Who’s Who in Luxury Real Estate will be hosting there Spring conference in Key Biscayne, Florida. This annual event will bring together over 300 of some of the most successful boutique agents and brokers in the United States and North America. So I hope this can get the ball rolling. There are many important issues to both agents and consumers that can generate good information for all concerned. 2007 will be a year of transition, real or perceived. At the end of the day, those agents who understand the marketing fundamentals of real estate will be successful as some agents will for the first time will find themselves in a market less than red hot.

It will be interesting to see how things shake out as we move forward.

It’s now easier to search, and more information is at your fingertips than ever before. You’ll notice that photos are larger, so that properties can be viewed in greater detail. And you’ll find detailed information on specialists in hi-end real estate that can help you find exactly what you’re looking for.
  • The new “Online Extras” section–at the top right of the Home page–will present exclusive articles that you’ll only be able to find on UniqueHomes.com. This section will be updated often to keep you informed on the latest in luxury real estate.
  • My favorite addition is the “My Unique Homes” feature. This allows users to save their favorite properties and agents so they can be viewed any time! No need to earmark pages in the magazine anymore–save the homes and agents that interest you in your own My Unique Homes account! I think you’ll find this to be most helpful new aspect to the site.
  • Last, but not least, is this blog itself! We invite you to participate. Let us know what you think of the site. If you are an agent, let us know what’s going on in your market.
